How much does a Comprehensive home inspection cost?

There are quite a few factors that are going to affect the ultimate cost of your home inspection. These factors include how much time is required, square footage, how many buildings and out-buildings, the type of home it is, and more. While it is involved, we can provide a baseline cost when we speak during an initial consultation.

How long does it take to complete a home inspection?

Depending upon the type of building and access to utilities, power, water, radon tests and structural testing, it may take between 2-3 hours on the low end and a full day for more involved and complex properties. We do like that a homeowner is present so that we can provide the best possible feedback during the inspection and take the time to involve you in the process.

Are you affiliated with any Realtors or Construction comapnies?

No we are not. Our preference has always been to maintain harmony with our customers by being independent. While there are many sites that may link to ours, we like to think of this as a compiment for our professional work. We do not endorse any particular company, person or service.

Are you a certified home inspector?

Yes. License number 00089. We are both qualified and certified home inspectors with the State and through the American Association of Home Inspectors. Both these entities require continuing education and certification in order to maintain compliance to industry standards and legislative requirements.

Can a property fail inspection?

The short answer is no. A professional home inspection is an examination of the current condition of a house, condo or other property. It is not an appraisal, which determines its market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather provide its physical condition and indicate what components and systems may need major repair or replacement. You can use the inspection report to determine how you will want to proceed in negotiations or value the cost of any repairs if they are identified on the report.

Why should I get a home or property inspection?

Buying a home or investment property may be the largest investment you will ever make. To minimize unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you purchase it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the property, which will allow you to make decisions with confidence.

If you already are a homeowner, an inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs. If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition.
